My wife and I once took a bus from Michigan to Miami, and flew from there to Ecuador. For us at that time, saving a couple hundred dollars was worth 38 hours on a bus. Use a subdivision specific search as the first step, in both MLS and Public Records.
Use recent data – no more than 3 months if possible. Especially important in a changing market.
Sort recent sales by Living Area (if subject is 1250 SF then search from 1150-1350)
Try to find sales without major differences (pool, water, room count, etc).
Search by Grid first. If there are not 5-10 sales that fit 1-4 above (be sure to screen by size and eliminate major differences) then expand the search area.
Place sales on market grid in order to see major differences and be able to adjust for these differences.

As with any project, taking time to plan ahead now will save you and your business a lot of time down the road. A common mistake with database development is that the designer fails to think ahead. This usually leads to the development of a database that is unable to handle all the needs of the company. Unfortunately, once a database is created and implemented, it is very hard to go back and make changes. This is why planning ahead is so crucial. I have provided a few tips below that will help you to avoid these common mistakes. With a little planning and some hard work, your database will be able to work at its full potential.
Before even looking at your computer, sit down with a tablet of paper and brainstorm. Create a list of all the things that you want your database to do (i.e. inventory tracking, client contact, billing, shipping, etc.). Once you have done this, create a sub-list for each of the items you came up with from the previous step. This list should include any items or useful information that will need to be collected. For example, if you would like to track shipping, you will probably want to collect information such as: date shipped, method of shipping, price of shipping, shipping details such as weight and dimensions, date delivered, etc. Remember to think ahead to what you will want to do with this information later. This information, for example, can be used to estimate shipping costs for the following year based on the previous year’s costs.
Once you have completed your list, it’s time to begin the basic design of the database. At this point, many designers begin to think about form creation and reports. However, the most important step following brainstorming is in developing your tables. Once these tables have been created, they will be difficult to change later. For this reason, take your time and make sure you have everything you need.
The next step is to test your tables. Take information that you already have available to you (previous sales logs, etc.) and see if all the information can be placed somewhere that will be easy to access. This will ensure that you can at least collect what you have already been collecting.
As a final piece of advice, add a “comment” field to your tables so that notes can be made pertaining to the data. This is especially helpful when trying to look back at information later. A simple comment can help to clarify information that might otherwise be very difficult to understand.

What You’ll Need
Aside from time, patience and steady hands, you’ll need a few cotton swabs, compressed air, cleaning solution, and a soft cleaning cloth, like your old cotton shirts.
Cleaning the Exterior
Use a soft damp cloth to clean the casing – make sure it’s damp, not dripping wet. And use a cotton cloth, keep away from scratchy or abrasive cloths. Also, stick to mild cleaning products for this task, and remember to spray it on the cloth first. Never spray the cleaning agent directly onto the surface of the computer.
The Cooling Vents
You’ll need a can of compressed air and cotton swabs for the cleaning vents. Just be careful not to spray too hard as you might get liquid on the fan blades. Use the swabs to keep the fans in place while you clean it. Don’t spin the fan while cleaning or you could cause it to over spin.
I/O Ports
The I/O ports should only be moved after the vents have been cleaned. Use the swabs to wipe away larger chunks of accumulated dirt. You may use compressed air as well, just be careful not to blow dirt into the ports.
Display
Turn off your laptop before cleaning the display, this way you see dirt more easily. Use non-abrasive cloth such as cotton cloths or pre-moistened wipes – never tissues or paper towels – to clean your display. When using a cloth, you will need a monitor cleaning solution. Steer clear from amonia-based cleaners as these solutions leave a mark – more specifically, they leave a film on the display. If you can’t get monitor cleaning solution at your local computer shop, you can make your own by mixing one part water and one part isopropyl alcohol.
Keyboard
You can use compressed air to get rid of dirt stuck between the keys on your keyboard. If your user’s manual allows you to remove the keys for cleaning, then do so. You can take them all out and wash them with mild cleaning solution and a old toothbrush or cotton swabs. Just make sure you don’t lose a key and you put them back in the right place.
Like they say, prevention is always better than the cure. Sure, you can always clean your laptop – in this case, you must – but it would be much better if you kept it as clean as possible. You can do this by always keeping it away from food and drink. Make sure your fingers are also clean before you start working, or you’ll transfer residue on your laptop. And when not in use, try to keep it in a computer briefcase or any sort of protective covering.
