Buying a house for those moving to New Zealand

Posted By Jack Stewarts on November 20, 2008 @ 9:46 am

What Types of Housing are Available?

Like any other developed country, there are various housing options available. They range from quiet countryside homes through to luxurious waterfront apartments and everything in between.

The average prices vary throughout the country. Here’s a current listing of prices. Central Auckland: NZ$ 600 000+, South Auckland: NZ$ 330 000+, Hamilton: NZ$ 335 000+, Wellington: NZ$ 448 000+, Christchurch: NZ$ 323 000+, Bay of Islands: NZ$ 408 000+.

When’s a good time to buy a Home in New Zealand?

You can purchase a home in New Zealand at any point in time. You are not required to have residency to do this and can even obtain a mortgage before you become a resident. Home loans can be secured through a number of lenders on both fixed and variable rates generally over a 25 to 30 year period. Currently the average interest rate is 10% and lenders will usually lend up to 80% of the registered value of the property.

Dream Home

If you want to find your dream home, try the Weekend or Wednesday edition the major New Zealand newspapers, they will typically have property listings there, or you could also try the Internet or contacting a real estate agent.

New Zealand houses often constructed using a range of materials such as linear board, tilt-up concrete and wood. There are a number of companies specialising in standard designs that you can choose from and customise to some extent. This is a cost-effective way to build. Prices vary from approximately NZ$ 1,000/m2 (average quality) - NZ$ 2,000/ m2 (high standards of finish).

But be aware of the leaky roof syndrome! You may come across this due to the building boom in 2001 - 2002. This boom resulted in a high demand of work for builders and property inspectors, combine this with the high consumer demand for cheaper houses and the result of poor quality homes.

Saving Your Relationship Using 3 Counterintuitive Techniques

Posted By Cynthia Williams on November 18, 2008 @ 6:23 pm

Saving your relationship can be a difficult task. There are more than one worries that might hit you. The worry of making a wrong move and losing the person forever is one of them.

Unfortunately, doing what feels right, may actually be the worst thing to do. More often than not, taking the “counter intuitive path” is the way to go. Sometimes we want to pour our hearts out and say what we feel… But the best thing to do is wait. And similar with wanting to call… most of the time it’s best not to!

As a warning, the techniques you’re about to discover you may have never seen before and at first glance may look an feel wrong, but have been proven time and again to be effective in even what seems the most complicated situations.

Counterintuitive Technique #1

The first technique you need to use is to agree with and accept the fact that your ex has broken up with you. This can be very difficult to do and the chances are good that you will have a bit of an internal battle before you’re able to do so.

It can definitely help to understand why you need to accept the breakup, and how it can help you get back together. The reason you want to keep a distance is because they need time to miss and respect you. They are likely mad or upset that you are constantly on their back trying to get back together with them.

Counter intuitive Technique #2

The second technique you need to use is to cut off all communication. You’re probably about ready to close your browser right now! Hold on, because this technique really does work. It helps you to accept the breakup and is the action that shows your ex you are serious.

By simply not saying a word or make any contact you allow your ex a few moments to really miss your contact and might start to second guess their actions. This space of time will help you think clearly and is good for your internal health. It also gets your ready for the next technique.

Ridiculous Ways to Lower Gas Prices

Posted By Drieick on November 17, 2008 @ 9:21 am

15,000,000 for lower gas prices

I don’t have anything against petitions (it’s constitutional), but I think stupid petitions like this one should be illegal. Let me explain:

Ways to lower gas prices:

1. Invade Iran and Saudi Arabia and take their oil 2. Have the government cover a majority of the prices 3. Use the Federal Reserve system to artificially change the prices

Let me explain why this group is completely moronic. First, invading Iran and Saudi Arabia obviously won’t work (unless we take all of our military strength). Second, how will the government cover most of the prices? Well, through taxes, which just means you’ll still be paying for it. Tax money is the people’s money. I know! Why don’t we just tax the hard working CEOs, doctors, and hard working families that make twice as much as I do! They may have a whole corporation and God knows how many jobs on their shoulders, but they can spare a few thousand dollars! We the people deserve that money, anyway! Who cares about lawyers and surgeons, anyway?

Neither of those will work. The second will lower gas prices, but you’ll be paying the taxes; you’ll just be paying two bills, which doesn’t make any sense. In fact, it’ll actually raise the prices, simply because filing an entire country’s taxes probably costs more than oil. Why pay for oil and the expenses it takes to tax?

The last one will definitely not work. To tell that market to shut its mouth is probably the most destructive thing to do. This means that when the market says prices should go up, they go down; when the market says the prices go down, they go up. It’s all mathematical: lowering prices now will cause the companies that provide those services to operate under the breaking point (when the profits equal the expenses), and that’ll just eat at their savings, and then they’ll be forced to either: file bankruptcy or raise prices.

Price: $500 = Artificial price (lowered price): $400 = Profits down by 100x = Sells increase = Profits go down (more sales than predicted) = Supply goes down = Company’s savings down = Prices go up = Sells go down = Demand goes down = Prices go up (not by much, since supply & demand helps is rather stabilized)

x = number of sales

Pretty much what’s going on in this country right now. In fact, step #3 could be considered an expense: their profits are to 500x, but instead it 400x (500x ~ 100x). Let’s not forget the stock market.

Last change: increase drilling. It is true that North America has lots of oil, and that the US government is stopping people from drilling (all to “help” the environment). Of course, I don’t know anything about that, so if you have any info, please share.

How To Get Back With An Ex? Try To Do It Without This And Fail…

Posted By Cynthia Williams on November 14, 2008 @ 1:14 pm

Every adult experiences a break up at one time or another during their life. Most of them just move on… It’s the easiest and what most people do.

But what if you’re not one of those people that likes to play the victim? You want your ex back and you’re willing to do a little work to make it happen. That’s a good and smart choice.

Fact: Almost 90% of all break ups can be reversed one way or the other, but only if you know the simple steps needed to win back your ex. You’ll learn more about these steps in just a few minutes, but I want you to know that there is a great resource at the end of this article. These are some of the sites and products I’ve found that have made a great impact on my life and can do the same for you. You owe it to yourself to take a look.

Okay, now on to some tips…

One of the first steps you need to take is to figure out what made the break up happen from the beginning. Despite the fact that you cannot change the past or change the reason the breakup occurred you can learn from what happened and grow from it.

The breakup may have occurred because of one specific event, or even from a behavior that your ex didn’t want to deal with anymore. No matter what the reason for the breakup was, you need to find out the specifics so you can learn how to deal with the situation later on. If you simply follow the plans outlined in the resources given below there’s a good chance you’ll get your ex back sooner rather than later, or not at all. This time you want to get back with your ex, right? Good, on to step two.

The second this is not to seem needy. Don’t cry your heart out and say that you cannot live without them. That kills attraction. Be strong, let them see how powerful and independent you are and show them you are strong alone. Seeming desperate instantly kills attraction and pushes your ex further away from you, so make sure to stay strong and let them crawl back to you instead! Sounds fun, right?

This is the biggest point you’ll learn when you visit the sites below. You’ll learn exact words and phrases, mindset and more to use in desperate times. This will plant the idea that your ex has made a mistake in their mind… See how powerful that can be?

Trying to make your ex jealous is one of the worst things you can do if you want to get back with your ex, since all it is going to do is show him that you have moved on and that he should do the same. Instead, you want him to think that he was the best thing in your life, and that nobody compares to what he had to offer you. Boost THEM instead of seeming needy and he’ll remember back and see you were great together. Don’t get upset if he is seeing someone else, because odds are you can’t stop it and they’ll just smell the jealousy which is not what you want.

Setting up a meeting to talk with your ex is the best way to sort out the problems the two of you are having as long as you’ve followed the lessons outlined in the sites below first.

If you go in unprepared, or do what most people do, not only will a get-together with your ex not result in you two getting back together, it will probably wind up making things worse.

Getting back with your ex isn’t rocket science, but you need to make sure you are behaving correctly to make him realize he is better off with you. Don’t act childishly or needy, because that’s just the opposite of what you need to do at this point in time.

Just follow the steps and the plan as outlined on the sites below and you’ll be all set. Good luck!

Roth 401k Tax Free for Life

Posted By johnkrol on November 12, 2008 @ 12:05 pm

The Roth 401k is particularly attractive to higher-earnings individuals, or those that would mostly likely be phased out of IRA contributions. Unlike the $5,000 max in the IRA, an employee could defer the full $15,500 for 2007, or $20,500 if they are over age 50. The Roth 401k works much like the Roth IRA, in that contributions are made with after-tax dollars and withdrawals are tax-free. Unfortunately, not all employers offer this new plan. The roth 401k, quite frankly, is a dream come true in my opinion. Ok so thats a little exaggeration but it truely is the best of both worlds - 401k and Roth IRA.

The Roth 401k accounts are first and foremost a 401k. Most of the same rules apply, including the early withdrawal penalty on all distribution recorded as “income”. The Roth 401K contribution limit will be $15,000 in 2006. Note that the limit applies to the combimed contributions to the regular 401K and the Roth 401K; for example, a person could not contribute $15,000 to a Roth 401K and $15,000 to a regular 401K in the same year. The Roth 401k was adopted by 14% of Vanguard plans, and 5% of participants within these plans elected the option. Early Roth adopters included new plan enrollees, high savers, Web-registered participants, and high-income households.

The roth 401k bonus election with trap worked. The roth 401k bonus election in Chinese were doubtless an advantage is with the remarkably low weight of 500 lbs. The Roth 401k works inverse with the above idea. The money you earn this year is taxed this year. The Roth 401k is not always as good a deal as you’ve stated. For example, my marginal tax rate is 28%.

The Roth 401k plans are relatively new and many people haven’t heard of them yet. Employers are slowly starting to offer them to employees. The Roth 401k was set to expire in 2010 unless congress renewed it. A lot of employers were reluctant to offer the Roth 401k because of its status. The Roth 401k plan is a post tax contribution where qualified distributions are tax free. The Roth does not allow deductible contributions.

The Roth 401k is a combination of the Roth IRA and the traditional 401k. It is a company-sponsored retirement plan, but it invests after-tax dollars to a retirement account. The Roth 401k minimum distribution rules are also similar to 401k withdrawals - meaning you need to start to take distributions when you reach age 70 1/2. The Roth 401K is a great plan too, and ALL employers SHOULD be offering it. Certainly if your employer is not offering this option, petition them to do so.

Professional Relocation Companies Know Spanish Culture

Posted By Robert Carlton on November 2, 2008 @ 3:58 am

Work relocation and family reasons are among the common reasons for relocation to Spain. You’ll need to know about residency and work permits. The usual reasons for relocation anywhere, including Spain, will likely have to do with your work and job relocation. There are professional relocation companies to assist in a smooth transition to living in Spain. These professional companies employ multi lingual staff who will be of assistance. These companies help in finding a residence, schools for your children, and residency permits.

They will also be knowledgeable about registering your vehicle. Professional relocation companies know Spanish culture. Working in the nation of Spain means that you will have to acquire one of a list of work permits. You’ll be required to secure a photo identification card in order to live and work in Spain for longer than three months. You will need to be able to communicate in Spanish, or be prepared to study and learn the language. The financial news authority, Financial Times, has recently cited the country of Spain is a destination favoured by West Europeans who want to move and seek work elsewhere other than in their country of origin.

In order to comply with these permits you will also require a foreigner’s identification card that holds your personal identification. In Spain, unemployment has remained at 8% since 2006. This compares favorably with the world. There are weak points in the Spanish economic outlook, such as a large underground economy. This is the only major weak point about the Spanish financial outlook among developed countries. It is thought however, that the growth of the global economy and the increase in trade with Latin America and Asia, the Spanish economic outlook will continue to grow and flourish within the EU. Here are the types of permits and their requirements.

Permit Type A allows you to do work in specific geographical locations, of a seasonal kind, and is valid for only three to nine months.

Permit Type B is valid for one year. It is the initial permit allowing you to begin your employment in Spain. These are issued for a particular profession and specific geographic region and can be renewed for a maximum of two years.

Permit Type C is valid for any job or occupation and is valid for up to three years. With this permit, you’re not limited to a particular region.

Permit Type D is used for people who are self-employed and are valid for one year. You will be limited to a specific geographical area. Type D documents can be renewed giving the holder up to two years. And, although taken case by case, there can be a limit on kind of work.

Permit Type E can be applied for as the type C or E that expires and will not limit you to a geographic location and is valid for a maximum of three years.

You can work in Spain permanently on a permit if specific Spanish employer requires you. You might also be self-employed, but for work that cannot be done by a Spaniard.

Requirements For Moving To Spain

Posted By Serge Tipping on October 25, 2008 @ 4:54 am

Is it time to live in Spain? It is something you don’t jump into quickly. Pay a few visits to the nation before moving to Spain. Go, see, and experience a number of districts like the Costa Blanca, Costa del Sol and Barcelona before choosing your new home. Research the new region you will call home and learn about its culture and history.

Make certain that you have ample money to live on for a while. This will make the difference between you surviving and not. You will need enough to live on while you settle into a new job and get located in your new home. Before you leave sit down and calculate your budget. What exactly do you require to live for numerous months? Be certain to leave enough money to cover expenses, expected and unexpected. The better you plan, the easier the transition.

Living in Spain and Relocation

The documentation needed or your relocation will depend upon your nation of origin. The documentation varies for countries that are members of the European Union and non-member countries. You should contact your Spanish Consulate early for the facts.

After your move will you buy a home right away, or will you lease for a while? A real estate broker might assist you. If you plan to purchase right away then make several trips to look at properties. Are you going to sell the current home?

You’ll require health insurance. This may be obtained through your employer if you’re moving with a job transfer. If you don’t have insurance through an employer, you will be required to buy it. Approach your insurance company in advance so that you may locate a doctor. This is particularly significant if you have any ailments that require routine treatment.

As you speak to the consulate, ask them about the rules for a driver’s license. They will tell you the requirements as they pertain to you. Be certain to buy car insurance. You are going to be required to buy it from a local carrier in the area you’ll be moving to.

Thing about transportation after you move. Will you take your car or sell it? Are you going to purchase a new auto in Spain or lease one? You might need to rent a car on a temporary basis until you obtain a permanent car which will be costly.

Spain Employment and Living

Relocating here for any reason other than job relocation means finding employment. If you are job hunting, it is best to look early and often. The Internet is a terrific tool for this kind of search. Leaf through the Internet pages of employment listings and email out those resumes.

On the other hand, if you’re for job relocation, ask about assistance from the company. Some employers offer financial help for the move. Some other employers use relocation services. Relocation services are professional companies that assist you when re establishing and acclimatizing in your new country. They night asset with anything from a place to live, to registering your children in school.

Effective Time Management in 5 Easy Steps

Posted By Sharmen Lane on October 21, 2008 @ 10:17 pm

Have you ever thought about how people are created equal? Did you know that there is one way and one way only that we are all exactly the same? That way is time. It doesn’t matter how much money you have, or what school you went to, or where you were raised you only get 24 hours in a day. That’s 86,400 seconds in each 24 hour period.

The way to be most efficient and effective with your time and get the most out of your 24 hours is to follow these 5 simple steps. 1. Write- Everything you need or want to get done in a day, write it down. You don’t have to overcomplicate this one. Just get a simple legal pad of paper and write Things To Do Monday at the top. Then start your list.

I do things to the ridiculous. 1. Wake up at 6am. 2. Go to gym by 6:30. 3. Email Mike regarding marketing. 4 Call Mary about business cards. 5. Pick up dry cleaning. 6. Drop off bracelet at jeweler. 7. Buy stampsetc. If you simply write down what needs to be done you will free up your mind and instantly be more focused and get more done.

2. Eliminate distractions- Distractions or interruptions are the primary cause for people to not be efficient and get what needs to be done, done. Here you have two options. Option A- remove the distractor. If it’s the phone, turn it off. If it’s email, don’t even log into your account until your project is complete. If it’s television, don’t turn it on. Option B. Remove yourself from the distractor. If you work in an office where others are constantly being a distraction or interruptive, then you need to not be in that environment. If possible work from home to complete a project. Go to an available conference room or empty office and close the door. If you are in a cubicle put up a sign that reads, Do NOT Disturb or Quiet time from 9-noon, no interruptions please.

3. Stay in the moment- Many times people do not use the present moment effectively because they are projecting in the future or dwelling on the past. The future is not here yet, so it is most efficient and effective to get the most you can out of this moment, right now. By writing a things to do list you will be eliminating, or a least reducing stress and random thoughts. You will be more organized, together and know what you need to do and when you need to do it by. If you are dwelling on the past, with all do respect you need to get over it and move on. Here’s the thing, no matter how much you ponder and percolate on something that has already happened , it isn’t going to change what happened. It is what it is. Think about where you are now and what you can do in this present moment to make the best of any situation.

4. Set an alarm- If you need to get something done in a specific amount of time or if you need to dedicate minutes, hours, etc to a project to complete it by the deadline, set an alarm. Use one on your computer, watch, cell phone, egg timer, or an actually alarm clock. Until that alarm sounds, you stay focused and only work on that one project. Allotting a specific amount of time will enable you to concentrate on just the matter at hand without concerning yourself with the clock or other things around you.

5. Have a reward- Nothing is better than having a little incentive when you are learning a new habit. The next time you are struggling with managing your time, give your self a reward. Say when I have my entire things to do list complete every day for one week, I will give myself blank, as a treat. Now you have a reason to stay focused, avoid distractions and get what needs done, done.

Those are the five basic steps for Time Management. What are you waiting for??? Get to writing your things to do list today!

The Best Career Salaries And How To Earn Them

Posted By Chris Channing on October 2, 2008 @ 2:52 pm

High paying careers are important, and they are on the rise. Certain careers are in high demand and are also offering more for your time. Some careers require little time for a degree, but others require a lot of time to get a degree. Many offer instant high salaries, and some take years to actually reach a median or high end area salary.

Pharmacists typically make around $100,000 a year depending on where they work, and the area that they work in. Since they are making the things that humans ingest daily; it is important that they do it with precision. If you want to make a bit more than that, consider being an orthodontist. They make over $145,000. A smile is the center of vanity, and they control how your smile looks. With a job as serious as that, it needs to pay pretty high.

The two types of careers that control lives the most are pilots, and doctors. Without them we would be either bored, or sick. Pilots have the honor of taking on hundreds of peoples safety each day, and without highly qualified individuals flyers would be at high risk. Their salaries are always over 100k per year, and doctors can exceed that amount by far. Especially in other countries where they are paid by how many patients they treat, and how many patients they help.

Generally, anything that deals with money also reaps a greater salary. High end bank managers, stock brokers, and account managers all have the potential to make over $1 million per year. That type of salary can take a decade to work up to, or if you are extremely lucky, it can be instant.

Competition isn’t a stranger, we all know that certain jobs require extreme competition for elite roles. Its best to be on top of the game, and be prepared for whatever comes your way. A high end career salary is worth it, right?

If you are not interested in money, but you want a rewarding career; try teaching. Teachers usually start off at around 30k per year, but can earn as high as $100,000 per year depending on several factors. Teachers that work in inner cities or for private schools can earn much less or much more respectively. Teachers are lucky to have a flexible schedule as well as a decent salary for only working an average of 180 days out of the year.

Closing Comments

Whatever your career, salary is usually the thing you are concerned about most. Many careers have serious growth potential as well as high entry level salaries.

How To Find Plenty Of Free Career Resources

Posted By Chris Channing on @ 11:56 am

We are in the age of college graduates, more teenagers are going to college, and more adults are starting college after years of not being in school. Its important to find a career that you love, not just any career. It is stressed that happiness is more important than the money you make; but with countless free career information resources you can have the best of both worlds.

Google and hundreds of other websites and search engines can provide countless bits of free information, advice, and encouragement. With all of these resources at your hands its hard not to find what you really want out of a career. Finding your perfect career; for free, is just a few steps away. Advisors and career counselors may charge you hundreds, and sometimes thousands, but the internet can offer considerably more for zero cost.

There are also plenty of physical locations that offer countless pamphlets about careers, and you can take as many as you want. These can usually be found in advisor offices as well as high school counselor offices.

College campuses are places that are filled with career intensive information at every corner. Almost every campus, whether it be a community college or university will offer free career information. There may be tours available that you can ask as many questions as you like based on career choices. Counselors and tour guides will both be able to answer your career related questions with ease.

College fairs are also more focused on obtaining a career. While they are not strictly about a job or future permanent career, they really try to focus on the career that the university puts emphasis on. So if a college visits your high school, or you visit a campus during a college fair; you are more than likely going to hear a lot about their specialty. Some colleges focus on English and writing careers, and others specialize in engineering and agriculture.

Similar to “College Fairs” are career fairs. These are generally the same, but they feature local employment areas sharing information about careers that they offer, and what to do to get there. You can get hands on and face to face information on these careers, plus make some good contacts for networking purposes.

Closing Comments

You don’t have to search a search engine just to find free career information. Its everywhere, and you only have to look a little bit.
